How to use this template
- 1Replace the [Association Name], [Year], and unit-count placeholders in row 2.
- 2Enter each line item’s estimated MONTHLY amount — the Annual column calculates automatically.
- 3Compare Total Income to Total Expenses. A negative Net Operating figure means assessments need to rise or expenses need to shrink before adoption.
- 4Update the Reserve Fund Summary using your most recent reserve study, and flag any gap between your contribution and the study’s recommendation.
- 5Present the completed budget to the Board 30–60 days before the fiscal year starts, per your governing documents’ ratification requirements.
- 6Once adopted, distribute the budget (or a summary) to all owners as required by your Declaration and state law.
