Percent funded is your current reserve balance divided by the fully funded reserve target for all major components, expressed as a percentage. The Community Associations Institute (CAI) generally treats 70%+ as strong, 30–69% as fair, and below 30% as a special-assessment risk.
We divide your annual operating budget plus the recommended annual reserve contribution (the gap between your current reserve balance and your fully funded target, spread evenly over the years until your next major project) by 12 months and your unit count.
